HOW IT WORKS

Our team is here to guide you from the initial site feasibility study, to consultation design work; identifying the right model, size and configuration, into cost-estimate work, permitting, site work and delivery. We will work alongside you through the whole process until your keys are in hand.

THE PROCESS

  • Phase 1

    Site Feasibility Study- **2 Weeks ($2000)

    Asses project scope with budget compatibility, any potential site and services needs and general design direction.

    This assessment work is to determine initial site/foundation and utility needs on any improved land, shipping, crane and installation accessibility, and to integrate your building goals in situ for big picture development of the site.

    Cost to Include; Initial Project Introduction Meeting - 1H via video. Site Visit (PNW). Conceptual design rendering (and approval) to move forward to next phase. Preliminary Budget work and Site Survey (as needed) for site development. Cost estimate for Transportation, Logistics and Installation.

    ** Site work on unimproved land can be significant and would include understanding the requirements of the jurisdiction to determine overall costs.

  • Phase 2

    Design Consultation - 4 weeks (**$4500) Single Unit. 5 weeks (**$7000) Split/Stacked.

    During these (3) ‘soft cost’ sessions we identify which pre-designed package; model, size, configuration works for you, your site and give you homework to determine the trim and palette options that meet your design eye.

    Once approval (and committal) to your conceptual design occurs, we will integrate your choices and our team will work towards your schematic design package paired with your cost estimate.

    Cost to include; Full Design Review; site foundation and unit placement, orientation and styling details. One (1) Revision included.

    Zoning verification, drawings and engineering for plan submittal in next phase.

  • Phase 3

    Permit Work/Plan Review - 6-9 weeks (**$9000) - Project/location dependent (timing and Permit Fees specific to jurisdiction)

    State and county requirements and laws for Review can vary greatly from state to state. Though timelines for local state and county plan submissions can be unpredictable, and costs, registration fees, and bonds can be alarming, we will work transparently with you to make sure nothing is potentially prohibitive to project fulfillment. Every state/jurisdiction is different, but we will ensure we are executing the right-sized plan set for your project submission.

    With our conceptual plan approved, 3D rendering and trim stylings and selections made, we can move boldly into the Architectural and Engineering plan set(s) for the Proposal submissions. We will at this time have your ‘hard cost’ contract proposal in place for your review and agreement.

    Once the Full Plan Set; architectural, engineering, certification documentation and all accompanying drawings are compiled, the submittal for the Building Permit can be offered for approval to local Officials for Review and Issuance.

    Cost to include; Architectural Set; site plan, floor plan, elevations, sections, and initial foundation and roof plan. Engineering Set; structural, soil, septic, civil, critical areas and energy calculations.

  • Phase 4

    Project Open Down Payment 50% - Start Manufacturing and Site Work

    Project down payment is due (45) days before manufacturing starts. This payment (and contract) holds your place on the manufacturing floor and secures your project pricing.

    Production work for your project begins both in the manufacturing facility and at the designated building locale. Timing for this work is dependent on the scope of the project. A milestone schedule will be set with this manufacturing ‘Hard Cost’ contract.

    Eco Modular orders long lead time items; Doors and windows, appliances, steel, HVAC, etc.

    If we are not responsible ‘in contract’ for the site work, your local General Contractor must begin their work at this time; site preparation, utility and foundation work. We will work with them to ensure they are certifiably competent and executing the right scope of work.

  • Phase 5

    Manufacturing Progress Payment - 30%

    This is a milestone payment for completion of the structural frame, cover paint and materials orders, prior to the module integration and MEP (mechanical, electrical and plumbing) rough-in work.

    Timing for this work is dependent on the scope of the project. The schedule will be set at the manufacturing ‘hard cost’ contract signing.

  • Phase 6

    Manufacturing Final Payment - 20%

    Upon completion (and sign off) of all mechanical, electrical, and plumbing work/inspections, the final 20% of the manufacturing balance is due.

    We then move into closure of the building envelope; insulation, interior trim, exterior cladding and finishes. Timing for this work is dependent on the scope of the project. A milestone schedule will be set at the manufacturing ‘hard cost’ contract signing.

    10% of this payment will be held in escrow and released upon client walk-through and sign-off, Phase 9.

  • Phase 7

    Transportation, Logistics and Installation Payment - 100%

    Thirty (30) days prior to scheduled Delivery we will re-quote and update this pricing.

    Payment is due (15) days prior to scheduled shipping date.

  • Phase 8

    Set and Stitch Site Review, Delivery and Assembly

    If the Site Work has been completed by an outside contractor, we will send an Eco Modular Site Foreman to review the site and ensure it meets our foundation requirements and site specifications.

    Once approved, our ‘Set and Stitch’ Team will coordinate with the logistics team to land (set) the module(s) and complete the assembly (stitch) work. This may take up to (5) days to complete, depending the project scope.

  • Phase 9

    Architectural Elements and Final

    Once the modules are Set in place and Stitched together, we will install all safety and architectural elements on the interior and exterior of the building and then call for Final.

    Once the occupancy walk-through is cleared, your keys are handed over.

  • Phase 10

    Warranty Documentation Follow-Up

    Within 30 days of your move-in we will have your warranty package, all documentation sent to you.
